BUILDING PERMITS

 BUILDING PERMITS entitle you to …. 

¨      A proficient review of building plans for compliance with all Provincial and Municipal laws and codes

¨      On site inspections by a trained inspector throughout the course of construction

¨      Assurance that the health and welfare of you, your family, and your neighbours are taken into consideration 

Building Permits are required to: 

ü      Add a carport, garage or rooms to an existing building

ü      Add dormers

ü      Add structural features such as decks, canopies, etc.

ü      Any structural work including interior partitions

ü      Construct a new home or cottage

ü      Construct accessory buildings such as garages, sheds, etc.

ü      Construct fireplace or chimney

ü      Demolitions (no charge for permit)

ü      Enclose a porch or construct roof over sundeck

ü      Excavate the basement to provide a full basement

ü      Install new rooms or finish existing rooms in the basement or attic

ü      Raise a building to provide a new or altered foundation 

¨       Scaled drawings and application forms are required for all building permits

¨       Building permit applications should be submitted at least 10 days prior to planned commencement of construction.

 IT IS THE RESPONSIBILITY OF THE OWNER TO OBTAIN A BUILDING PERMIT 

IT IS ILLEGAL TO START WORK WITHOUT A PERMIT 

Building permits are not required for work such as the installation of siding, soffit or facia, the replacement of shingles or windows, provided structural changes are not involved, or for separate structures occupying an area of 10 square metres or less (approximately 100 square feet) - unless such building involves plumbing – then a permit is necessary. In those cases where a permit is not required, residents are reminded of the need to satisfy setback requirements as outlined in the municipality’s zoning bylaw.
