When do I require a building permit?
Building permits are required for the following types of construction:
Add a carport, garage or rooms to an existing building
Add dormers
Add structural features such as decks, canopies, etc
Any structural work including interior partitions
Construct a new home or cottage
Construct accessory buildings such as garages, sheds, etc
Construct a fireplace or chimney
Demolitions (currently no charge for permit)
Enclose a porch or construct a roof over an existing deck
Excavate a basement to provide a full basement
Install new rooms or finish existing rooms in the basement or attic
Raise a building to provide a new or altered foundation
When is a building permit not needed?
Building permits are not required for work such as the installation of siding, soffit or facia; the replacement of shingles or windows, provided structural changes are not involved, or for separate structures occupying an area of 10 square metres (approximately 108 square feet). If a structure less than 10 square metres involves plumbing, then a building permit is still required. Even if a building permit is not required, it is still necessary to ensure any new structure satisfies the building setbacks of the zoning by-law. Please check with the municipal office prior to the start of construction to ensure the proposed location will pose no problems.
Whose responsibility is it to obtain a building permit?
Even if work is being performed by a contractor, it is the responsibility of the owner to ensure a building permit has been obtained. It is illegal to begin work without a permit and a penalty of double the permit fee will apply.
How do I obtain a building permit?

What information do I need to provide to obtain a building permit?
Scaled drawings and application forms are required for all building permits. Application forms can be obtained at the Municipal Office and are also available on this website under the tab “Forms”. Forms may be printed off and faxed to either the Municipal Office (705-246-0132) or directly to the Building Inspector (705- 842-2658)
What does a building permit cost?
Costs for building permits are detailed in the municipality’s Fees and Charges by-law (copy on this website under the tab “By-laws” with different costs applicable to different types of structures. The costs are minimal in comparison to the value received to ensure a proficient review of your building plans for compliance with all Provincial and Municipal laws and codes and on-site inspections throughout the course of construction by a trained inspector.
A sample fee structure for a new 1,000 square foot dwelling (based on current Fees and Charges bylaw):
Calculation: 1000 x $90 sq/ft (value of construction) = $90,000
$25 base fee for first $1,000 value of construction = $25
$5 for each additional $1,000 value (or part thereof) = $5 x 89 = $445
Therefore, total permit fee for $90,000 dwelling = $470.
A sample fee structure for a new 1,000 square foot unfinished garage (based on current Fees and Charges bylaw):
Calculation: 1000 x $25 sq/ft (value of construction) = $25,000
$25 base fee for first $1,000 value of construction = $25
$5 for each additional $1,000 value (or part thereof) = $5 x 24 = $120
Therefore, total permit fee for $25,000 unfinished garage = $145.
