NOTICE OF A JOINT STATUTORY PUBLIC MEETING
CONCERNING
PROPOSED NEW COMPREHENSIVE ZONING BY-LAWS
TAKE NOTICE that the Councils of the Township of Hilton and Village of Hilton Beach are proposing to adopt new Comprehensive Zoning By-laws. The By-laws are intended to implement the policies of the St. Joseph Island Official Plan and will regulate the use of the land, the size and location of buildings and structures, parking and loading within the Township of Hilton and Village of Hilton Beach,in accordance with the policies of that Plan. They may affect approval of building permits, zoning certificates or applications for a minor variance, a consent to sever land, an amendment to a zoning by-law, an Official Plan amendment, a plan of subdivision or other land use planning applications and any appeals of these applications. All residents and land owners should review the proposed Zoning By-laws carefully and consult with your professional advisors about the proposed changes and how they may impact your lands or development applications.
Councils will be holding a joint statutory public meeting prescribed by section 34(12) of the Planning Act, R.S.O. 1990, c. P.13 as amended and O. Reg 545/06 to ensure that sufficient information and material has been made available to enable the public to understand generally the proposed Zoning By-laws, and to give the public an opportunity to make representations in respect of the proposed Zoning By-laws. Information on the proposed new Comprehensive Zoning By-laws is available at the respective Township/Village Municipal Offices at the addresses shown herein during normal office hours and on the municipalities’ websites at http://www.hiltontownship.ca and http://www.hiltonbeach.com
1 The statutory public meeting will be held on June 22, 2011, at 7:00 p.m. or as soon as possible thereafter, at the Hilton Community Hall, 3050 Hilton Road, Hilton Beach. Further information on the proposed By-laws can be obtained by calling 705-246-2472 (Township of Hilton) and 705-246-2242 (Village of Hilton Beach).
2. The proposed Comprehensive Zoning By-laws will regulate the use of land, the size and location of the buildings and structures, parking and loading within the Township of Hilton and Village of Hilton Beach.
3. Given that the proposed Comprehensive Zoning By-laws will regulate the use of all land within the geographic boundaries of the Township of Hilton and Village of Hilton Beach, a key map has not been provided with this Notice.
4. Additional information and material about the proposed Comprehensive Zoning By-laws will be available for inspection during regular office hours of 9:00 a.m. to 4:30 p.m. at the Township of Hilton Municipal Office, 2983 Base Line, Hilton Beach and the Village of Hilton Beach Municipal Office, 3100 Bowker Street, Hilton Beach.
5. i. If a person or public body does not make oral submissions at a public meeting, or make written submissions to the Clerk of the respective municipality before the by-laws are passed, the person or public body is not entitled to appeal the decision of the Council of the Township of Hilton or the Village of Hilton Beach to the Ontario Municipal Board.
ii. If a person or public body does not make oral submissions at a public meeting, or make written submissions to the Township of Hilton or Village of Hilton Beach before the By-laws are passed, the person or public body may not be added as a party to the hearing of an appeal before the Ontario Municipal Board unless, in the opinion of the Board, there are reasonable grounds to do so.

If you wish to be notified of the passing of the new Comprehensive Zoning By-laws, you must make a written request to the Clerk of the respective municipality at the above noted address.
If you are submitting letters, faxes, e-mails, presentations or other communications regarding this matter to the Municipality, you should be aware that your name and submission will become part of the public record and your communication and any personal information in it – such as your postal address, telephone number or e-mail address – may be made available to the public, unless you expressly request the Municipality to remove it.
